Look at Your Home as if YOU Were the Buyer

With the advent of technology and various ways in using the media for selling, you might need to go with the trend. Videotape your home, both inside and out. Then, watch the clip as if you were a buyer. Ask yourself these following questions.

  • Is the lawn weedy?
  • Is the garden too bare?
  • Is the home uncluttered and spotlessly clean?
  • Would you want to spend money on a house like that?

For sure, sparkling-clean homes sell faster compared to those too lived-in homes or those filled with the owner’s personality.

 

Take a Second Look at the Listing Price

It wouldn’t hurt if you take a second look at your listing price.  Home priced appropriately from the very beginning increase their chances of being sold.  This is something your agent will advise you on by comparing recent sales, market stats, and other helpful data.

 

Don’t Go to your Showings and Open Houses

This may seem surprising, but do whatever t takes to be away from your home during showings and open houses. Your presence, or the presence of the sellers in general, makes it difficult for the prospective buyers to take their time, talk openly to their partner, the agents, and the like.

Neutralize your Color Scheme

Though you love dark or funky color schemes in your home, it is recommended to neutralize your color scheme. Most buyers prefer pale, neutral colors that make it easier to see the home as their own.  For the buyer, being able to imagine themselves in your home is a huge factor.  In fact, it’s been said that homes with white exteriors are the highest sellers; as for interiors, whites, off-whites, or pale grays are the best.
